Documents Required for a Mortgage Application in the UK | London Finance Hub

Preparing the right documents before your mortgage meeting can help make the process faster and smoother.

Below is a general checklist of documents and information typically required for a mortgage application in the UK. Please note that requirements may vary depending on the lender and your personal circumstances. Additional documents may be requested as your application progresses.


1. Proof of Identity

All applicants must provide valid identification documents.

Accepted Documents

1) Passport
Original valid passport for all applicants. For remote meetings, please provide a clear scanned copy of the original passport, ensuring the entire page is visible, including the photo, name, date of birth, and all text, with no edges or corners cut off.

2) For Foreign Nationals
Foreign nationals must provide proof of their immigration status in the UK.

You will need to obtain a share code for an online immigration status check from the UK Government website.

Visit the following link to generate your share code:

https://www.gov.uk/evisa/view-evisa-get-share-code-prove-immigration-status

Once the share code is generated:

  • If possible, save the details as a PDF & Share the PDF copy or

  • Make a note of the Share code to share it securely with the adviser

This allows lenders to verify your immigration status and right to reside in the UK as part of the mortgage application process.


2. Proof of Address

You will need to provide proof of your current residential address.

Accepted documents include:

  • Latest Utility Bill - Gas/Electricity or Water or Broadband bill

  • Council tax bill - it needs to be cover the current period
  • Latest Mortgage Statement

  • Bank Statement showing transactions within the last 30 days

  • Credit Card Statement showing transactions within the last 30 days

These documents should ideally be recent and show your current address clearly.


3. Proof of Income

For Employed Applicants

You will typically need:

  • Latest 3 months' payslips &

  • Full 3 months' bank statements showing salary payments corresponding to latest payslips

If you are paid weekly, some lenders may accept the latest 8 payslips or up to 6 months record. 


For Self-Employed Applicants / Company Directors / Partnerships

If you are:

  • Self-employed

  • A company director with more than 25% ownership

  • In a partnership with more than 25% ownership

You will usually need to provide the following documents:

a) SA302s from HMRC or Tax Calculations / Tax Computations from your accountant for the latest 3 years.

b) Corresponding Tax Year Overviews from HMRC for the latest 3 years.

Mortgage lenders typically require both documents together, as the Tax Year Overview confirms the tax figures submitted to HMRC.

If you do not have these documents available, you can contact HMRC directly:

Please ask to speak with the Self Assessment team to obtain your Tax Year Overviews, as many lenders are likely to request the original Tax Year Overviews issued by HMRC.

Alternatively, if you have active HMRC online log in ( government gateway account), you can download your tax years overviews from there. 


4. Source of Deposit

Mortgage lenders require evidence that you have sufficient funds available for your deposit and proof of where those funds originated from.

Commonly required documents include:

  • Bank statements showing the available deposit funds

    If the deposit is being gifted by a family member, lenders will usually require:

  • Bank statements from the person gifting the deposit to confirm the source of funds
  • A gifted deposit letter from the person providing the funds

The exact documents required may vary depending on your circumstances. Further details will usually be discussed during your mortgage meeting.


5. Information Required for a Full Mortgage Application

Once you proceed with a full mortgage application, lenders will require further details about the property and your affordability.

Property Details 

Most of the property information can usually be obtained from the vendor (seller) or the estate agent marketing the property. You should be prepared to provide:

  • Full property address

  • Purchase price / asking price

  • Property description including number of rooms, bathrooms, floors, and garden

  • Age of the building or when it was built

  • Whether the property is Freehold or Leasehold

  • If leasehold: details of service charge, maintenance charges, and ground rent


Your Mortgage Budget

You should also consider:

  • Your target monthly mortgage payment

  • The maximum monthly payment you would be comfortable paying

This helps ensure the mortgage is affordable and suitable for your financial circumstances.
